The challenge
Downing Student required a large-scale student accommodation and PRS scheme to be delivered in line with the operational and logistical demands of a complex city-centre development.
The project needed to accommodate a high volume of fully fitted bedrooms and bathroom pods across multiple resident types while maintaining consistency and quality. The scheme involved around 120 room types across three interconnected buildings, with restricted access, limited laydown space, and tightly managed delivery schedules.
Previous approaches risked design clashes, programme delays, and cost escalation, placing the project under pressure. A coordinated and flexible solution was required to manage scale, evolving specifications, and delivery within programme and budget constraints.
The solution
Through workshops and consultancy, a phased project was delivered to support the large-scale delivery of bespoke FF&E and bathroom pods at Square Gardens while works continued on site. The scope included the design, manufacture, and installation of fully fitted bedrooms and bathroom pods across multiple accommodation types.
Value engineering and strong coordination ensured quality delivery within programme despite complex logistics.
Square Gardens now benefits from a coordinated and consistent delivery of fully fitted bedrooms and bathroom pods across a large and varied accommodation scheme. The completed spaces meet the requirements of different resident types while maintaining quality, durability, and design consistency at scale.
